Factory and Office building for M/s Schwing Stutter
(India) Pvt Ltd at Irungattukottai, Chennai
M/s Schwing Stetter India Ltd, a subsidiary of German Conglomerate who are world
leaders in Transit Mixers, Batching Plants and Pumps related to concrete works have
selected M/s Ganesan Builders Ltd after rigorous pre-qualification
formalities and tendering for the TURNKEY WORK of Design and execution of the project,
comprising of all civil and Structural Steel works, Electrical,
Sanitary, Air line system, Fire Fighting and Interior and Landscape works.
Whole Project was conceived based on the requirement of clients and on approval,
detailed planning, getting approvals form statutory bodies, designing, and
executing of the project was completed in 7 ˝ months time,
15 days ahead of the target date and the client were happy to award bonus
on the inauguration day itself.
The Brief particular of the works are
1. Main Factory Building:
With a built-up area of 8125 Sqm, the factory is with 3 Main Bays for
Paint and Weld Shops, Store and Shop 1 & 2 of span of 20M and a maximum
height of 13 M and the fourth bay for Test Area.
The roofing and Cladding are with colour galvalume sheets.
Fiber Reinforced concrete, dewatered flooring is provided for all the
factory areas after soil stabilization. Cranes
of one 10 tonne and one no of 20 tonne are provided.
For the easy operation, mechanized rolling shutters of 5 M wide x 8M
heights are provided.
The entire pavement around the factory is with concrete road (about 9000 Sqm),
and with sufficient set back space from building so that 40’ 0” length
container can easily manuvoure in the factory premises.

2. Administrative Office Building: Consisting
of Ground and Two floors of 1100 Sqm area.
Granite for flooring of lobbies
and steps of staircase and lift facia, structural glazing for front curved facia
are provided for utility as well as aesthetic values.
Weather shield paint is provided for the exterior walls.
The stair and lift lobby acts as a focal area in each floor, and the access to
office wings, staircase, lift and toilet area are connecting from this area.
3. Amenities building: Separate block for security and Time office, Lockers for Gents and Ladies
separately, room for Doctor, a ward for First aid and emergency is provided next
to the entrance gate.
The Canteen block comprises of Kitchen flanked by Executive and Staff Dining on
either side in Ground Floor. Modern Kitchen equipments
are provided for the Kitchen. A large Hall for Recreation cum Staff
gathering, Gym and Meditation Room are in First Floor.
4.1 Electrical Installation: H.T
supply with 1000 KVA Transformer (including the buffer capacity for future
expansion) and necessary V.C.B, supported with two D.G.Sets to take care of all
the power and light loads are provided.
4.2 U.P.S Necessary infrastructure is planned in the early stage it self so that each
workstation would have U.P.S points in all office areas.
4.3 Sanitary and Plumbing: Hydro
pneumatic system is provided for the water line so that water is always in
constant pressure. U.G sump is of
3.00 Lakes liter capacity, with two compartments, one for domestic use and other
for fire fighting. Modern Jaguar C.P.Fittings and sensor operated flushing
system for Urinals are provided.
4.4 Fire Fighting System: Fire Hydrant with necessary hose reels hand operated fire extinguishers
at strategic locations are provided.
5. Interior and allied works: From
the concept stage itself the number of cabins and workstation layout were
finalised and hence the infrastructure for a full fledged computerised
environment could be done without modifications.
Utmost care was taken to have the entire office as functional, aesthetic
at the same time with state of art facilities.
Vitrified tiles for office area, Partitions with laminate finish,
Aluminum glazed windows, for easy maintance, (wooden laminated floor for
Executive wing only for better ambience), Mineral Fiberboard ceiling for major
areas for better acoustics are provided.
A combination of Modular furniture for open office and custom made furniture for
cabins, and special areas like Executive director, G.Ms, Board Room, Meeting
room etc are provided. Ergonomically
designed, branded chairs are provided. Each
department have their own separate space saver compactor system (Mobile storage)
for storing their files.
5.1 Net working:
The server is located in the first floor and networked to all the
workstations/ Conference room with ECAT5 cables for data and CAT5 cables for
voice (127 Nodes) Floor mounted Net work rack is provided with sufficient
switches for the present capacity of about 80 Nodes and provision for expansion
for balance nodes. Far off Stations
like Mezzanine floor, Time office, Q.C are linked with additional Switches.
5.2 Access Control System:
Each of the Six wings of admin building and the Mezz floor are provided
with Proximity card access control system. The
Time office has In & Out card riders. The
entire system is programmed to have attendance control and consequently pay
package related matters.
5.3 Surveillance system:
Vulnerable areas like Stores, Lab, Design Department are provided with
CCTV with time lapse Recorder.
5.4 P.A System:
All the office areas, Recreation hall are provided with Philips speakers
with custom designed console so that the nine zone can be “all zone music”
(or) “all zone paging system” (or) “any zone music and balance zones
paging system” and vice versa. An auxiliary amplifier with column speakers are
provided in the recreation hall, so
that staff meeting etc can be held separately.
